What is facility management?

Facility management is a service profession that merges multiple disciplines to ensure the optimal performance and functionality of the building environment. Facility management involves the supervision, improvement, and maintenance of an organization’s structure and grounds. A facility management service is capable of managing all capital resource needs, including planning, design, and construction through a single professional agent. It is the effective and integral management of all facilities thus enabling the organization to meet its objectives and achieve an optimum feeling of well-being for people at their workplace.

To put it simply, facility management is the task management of a wide range of technical and support services within a single contract.

What is a CAFM, a CMMS or an FMS?

CAFM (Computer Aided Facility Management), CMMS (Computerized Maintenance Management System), and FMS (Facility Management Software) are generally considered the same. Each use technology to enhance the capabilities of problem identification and crisis solution for any qualified facility management service. Sensors and contacts can be placed on equipment to analyze performance for around the clock supervision of critical operations.

What is a Home Repair Team?

Building Management Systems has expanded to provide its facility management services in the residential market by opening our HRT (Home Repair Team) Division. All of the same services provided at the commercial level are also available for your residency.

A Home Repair Team is a group of licensed, insured specialists who use their professional experiences to best service your property by using the knowledge and skills obtained through years of craftsmanship to make the appropriate repairs and improvements to your home.

What makes it a Home Repair Team?

A Home Repair Team consists of several tradesmen and three phases. Depending on the size of the assignment, many professionals may be involved in the project, but at a minimum, there will be at least two contractors on the job.

The first phase of the HRT process includes outlining the services to be performed, estimating cost, and bidding for the project. The second phase is the performance of the services contracted. The third phase is a revolutionary approach that adjoins the previous two phases by performing an optional walk-through with an employee not associated with the repairs/improvements in which the customer is able to analyze the work performed and discuss any issues pertaining to the job at hand.

The follow-up walk-through provides the customer with an opportunity to discuss preventative maintenance as well as characterize the relationship that Building Management Systems of Shepherdstown, Incorporated shares with its clients. This optional service is provided at no additional cost to our clients.

What services does the HRT division provide?

Our HRT (Home Repair Team) Division is a full-service home repair and home improvement department capable of identifying the problem, determining the solution, and making the appropriate repairs to resolve any issues. Our HRT service includes the following:

· First hand modifications from our experienced staff
· Outsourcing of work to sub-contracting personnel
· Supervision of all work for quality assurance
· Provide documentation of completed work for future reference

Why do I need a facility consultant?

A facility consultant should be considered a necessity when constructing a building of more than 20,000 square feet. A facility consultant is able to take experiences learned through years of construction and facility management and apply that knowledge to your property. There is nobody more valuable than an eligible, certified professional who has experienced the difficult decisions that any project must face.

Our Building Management Systems consultants will meet and discuss current construction trends and materials, optimal contractors and service providers in the area, preventative and regulatory maintenance solutions, possible software solutions for the facility, and possible cost savings methods in facility management.
